THE ENERGETIC CERTIFICATION OF REAL ESTATE

The Energy Efficiency Certification of Buildings is a requirement derived from a European Directive.

 

On Friday, April 5, 2013, the Council of Ministers approved Royal Decree 235/2013, dated April 5, which approves the basic procedure for the certification of the energy efficiency of buildings.

 

Through this R.D. 235/2013 it is established that all buildings, homes and premises, whether of new construction, such as second-hand ones that are to be sold or rented, must necessarily have the Energy Efficiency Certificate, as of June 1, 2013.

 

The owners of homes, buildings or commercial premises are required to have the corresponding Energy Efficiency Certification of their properties.

 

It will be mandatory both in the sale process and in the leasing process.

 

It will be an indispensable document that must be incorporated into the offer as more information to be provided to the buyer or tenant.

 

The regulations establish that any commercial activity for the sale or rental of the home, building or premises must be accompanied by the corresponding energy efficiency label.

 

It will be another feature that may serve as an argument for the sale of the property.

 

The Energy Efficiency Certificate must be issued by COMPETENT TECHNICIAN among which are:

 

·         Architects

·         echnical Architects

·         Industrial Engineers

·         Industrial Technical Engineers.

 

This certificate must be registered in the corresponding Registry of the Junta de Andalucía, also must provide the owner of the property with the corresponding Energy efficiency label of your property.
